Ledger AI Elite 2026 — Quickstart

Written for our two beta users. Read once end-to-end (≈ 5 min), then bookmark this page.

1. Getting In

  • ›Open the app URL — no login required for the beta.
  • ›Every browser tab is its own encrypted session. Nothing you type is shared with the other beta user, ever.

2. Arm the Ephemeral Shield (recommended)

  • ›Check the 'I agree to the Ephemeral Privacy Shield terms' box at the top of any dashboard.
  • ›Once you type your first input, a 7-minute timer starts in the header. When it hits zero, every field, output, and cached number is wiped automatically.

3. Section 1031 Exchange Fiscal Gate

  • ›Enter the property sale date and the unrealized capital gains.
  • ›You'll get the effective federal rate, deferred tax, and the exact 45-day identification and 180-day closing deadlines with live day countdowns.
  • ›Toggle NIIT (3.8%) off if the seller is not subject to Net Investment Income Tax.

4. Seller's Net Sheet Framework

  • ›Pick the state (FL, TX, NY), sale price, mortgage payoff, and broker %.
  • ›State-specific fees drop in automatically — Florida doc stamps, Texas title, New York mansion tax etc.
  • ›Hit 'Render Interactive Fiscal Matrix' to flip on a live donut chart perfect for showing sellers on a tablet.

5. FHA vs Conventional Matrix

  • ›Enter the property price. Set the conventional down % (3–20) and the 30-yr fixed rate.
  • ›FHA column is hardcoded to 3.5% down + 1.75% UFMIP + lifetime MIP. Conventional PMI auto-zeros at 80% LTV.
  • ›The delta row shows the true monthly difference between the two loans.

6. NAR Concession Sandbox

  • ›Enter the listing price, the concession amount you're considering, and the buyer's down % + rate.
  • ›Strategy A drops the price. Strategy B holds price and converts the concession into a rate buydown.
  • ›The 'Recommended' badge highlights whichever preserves the best seller net.

7. FinCEN / FIRPTA / State Disclosures

  • ›Flip the 'Cash Deal' + 'Buyer: LLC / Trust / Corp' toggles to trigger the red FinCEN BOI banner and 5-item checklist.
  • ›Flip 'Foreign Seller' for the FIRPTA 10/15% withholding line.
  • ›Switching state auto-loads FL radon + HOA lines, NY mansion + TP-584 alert, or the Texas foundation/flood warning.
  • ›Every result cell is editable — click it and type to override before you screenshot.

8. AI Lead Classifier

  • ›Open the sidebar item 'AI Lead Classifier'. A mock live stream from TikTok, Instagram, and MLS ticks in every 3.5s.
  • ›Each comment auto-scores HOT (buy / cash / urgent / offer), WARM (interested / thinking / curious), or COLD.
  • ›Counter tiles at the top show the running bucket totals.

9. Purging Data

  • ›Every module has a red 'Emergency Data Purge' button in its header — wipes the vault instantly.
  • ›A floating red 'Instant Sovereign Purge' button sits bottom-right above the chat bubble — same effect from anywhere.
  • ›The top-bar 'Temporary Memory Box' shows every current session variable (redacted) and has its own purge button.

10. Talking to the Founder

  • ›Bottom-right green Tawk chat bubble = direct line to the founder. Phone / video call options live inside the chat panel.
  • ›Beta bug or feature request? Drop it in the chat. Response inside 1 business day.
